There are currently 115 new single family homes and 14 condos for sale across 16 new communities in the city of Bothell. Some listings may be double listed as single family homes and condos. The largest market for new construction outside of Seattle in Western Washington, the amount of undeveloped land in Bothell, as well as its proximity to major employers in the area, have made it a popular choice for home developers. Projects and New Home Prices in Bothell

New home prices in Bothell range from the high $300s at Kimura Gardens, a community with seven active listings, up two from March, to the high $800s in Bentley, which currently has three active listings, one less than a month ago. Other moderately priced neighborhoods include Flagstone, which starts in the high $300k range and has 15 active listings, and Copper Ridge at Northcreek, a community with seven active listings where homes start in the low $400s. Higher price point communities include Beaumont 2, which two active listings starting in the low $600k range, and Ridgeline Estates, a community with six active listings where homes start in the high $600s.

Active new single family homes currently have an average listing price of $555,530 for a 2,785 square foot home, or $199 per square foot. Over the last six months, the actual sales prices for new single family homes has averaged $528,577 for a 2,556 square foot home, or $207 per square foot.

Over the last month the new home inventory for many of Western Washington's most popular builders as fluctuated although overall inventory in Bothell has increased. Pacific Ridge Homes, which is building the Cypress Ridge community, has two less homes available than last month, although DR Horton, the builder developing Nature's Ridge, has added three new homes since last month.
